Calling all positive energy life force, be a ray of light & hope as we enter our entrepreneurial adventure. Publicizing our Journal now, before we've made any deals will provide us with a positive foundation. No this isn't some weird religious ritual or chanting, just trying to do a 'I know I can, I know I can, I know I can' reinforcement attitude.

Our start has been a rather slow one, although I think we're finally making headway on a Realtor. One that will hopefully also provide us, with a competent Mortgage Broker. Would actually like to have a team for each region, that I have mapped out in my head. That way, instead of only one person pounding the pavement (besides ourselves)we actually have a team.

Definitely need a positive cash flow,like 2 months ago. Considering Bird Dogging, but have some reservations. You can interview all you like, but in the end how will you know if the investment firm is honest. They can always say, nah we're not interested in that property. They snatch it up anyway, how would you honestly know.

Probably doesn't help, that every post and question I have placed here hasn't been answered. Don't expect one for our journal necessarily, this is merely a computerized account of our labors. I think I've been on the internet more over the last week, than I have been in my entire life. We just received our 'package' on Monday, and I simply devoured the information. My husband actually ordered it, and I was quite impressed with him reading a book. I mean, he's not illiterate, he can read, he just doesn't.

Tomorrow is a new day, and I will continue to scour for leads, listings, ads, Realtors, you name it. I must forge ahead, for the financial sake of myself and of my family...To the rest of you, best wished and the best of luck, if you have enough - send some our way, we'll be sure to return the favor.

I am so sorry that you have not received comments to your past, I am really bad at that I will read and not comment. My best friend does Social Media Marketing and she tells me that is not good. So I will do better.

I am researching Bird-Dogging right now, I have read ever posted and recently I have been collected numbers off of the "we buy houses" signs, Not called a sigle one....but today is different I am preparing to make the first call.

Must Admit

I am guilty of not continuing to update my journal. Guess i feel there is nothing new to inform, when that is not really true. Therefore I will try to continue my daily journal. Some days might be difficult, since my son sometimes is on it all evening doing homework assignments or studying and I have to steal some time off and on. It will be done. Maybe I should suggest to my family, a laptop for my upcoming birthday. That's an idea.

To Do List

I've followed the advice of DG, by keeping a daily to do list. Made some calls today, and following some leads. Think finally making head room with an agent, just awaiting a response from him and another in the Kansas area. Anyone have any knowledge of creating a PDF file? I thought I was figuring it out yesterday, but all I managed to do was aggravate myself. I was going to create a document with fancy pull down lists, but once I'd send it out - it wasn't actually working... aarg! .

So I'm kind of going to see if another approach works. You know when you visit a real estate site, and they ask you to make your selections based on what your looking for? Well we'd like to have a form, sort of like that. The only difference would be that it would also have an area, where you can make selections of the house that your trying to sell as well. This form would come in handy, when visiting Craigs List in the house swap area. People on there are trying to upgrade/downgrade, and so the potential to not only sell someone's house for a 'commission'. When you put them in someone else's house, you also get the 'commission' off that as well. And so on, and so on.

What if any, experience do the investors from here, have with doing that sort of thing?
Well, off to more research.

COASTAL FUNDING - IMMEDIATE ATTN: PLEASE

Ron has told me that so many of Deans students have contacted him, talked at length and received the Proof of Funds letters. But none of them have actually went through with a deal for him to fund...a few of them came close and he was standing ready to fund the deal. He has the money and is ready.

BUT...I have also been telling everyone who contacts me that Ron is really busy and has been gone a lot because he is with a large pool of investors and they are going around the US buying up apartment complexes and Hotels.

I have came close to using the funding and had to bargain the house down so low that it became an assignment instead of a back to back closing. I will explain the difference below....

Also...I am letting everyone know that if you will go to
www.coastal-funding.com and talk to Eric Green he will also fund your deals. Eric funds deals all the time.
Eric charges a flat rate of $2500 and $595 paperwork fee for houses funded under $125K....so if your house funds for under $125K you will owe Eric a total of $3095.00 for the funding.

Now...when you use Coastal Funding you will have to have a title company that performs back to back closings cause these funding guys HAVE to have their money back on the same day that they fund your deal. They will not fund you unless you are with a title company that will perform a back to back closings.
Finding a title company that will perform back to back closings is really really hard.

Eric has a new title company that will perform back to back closings and they work in all 50 states too.

I have also found that Old School Title Company in Ohio will do back to back closings in all 50 states.

Now...when you use the funding and back to back closings it is no longer considered a assignment. Asignments are different. When doing an assignment you have a Option To Purchase contract and you also use the assignment contract to collect your assignment fee from your end buyer.

Using the back to back way... the end buyer never knows how much you are making on the deal. Using the assignment contract they know exactly how much you are making. That is the difference. Dean explains assignment perfectly in his BARM book. When using the assignment contract you will do better if you have a real estate attorney to handle your assignment fee. That is also what CBR does. He has a RE attorney working on his deals.

Coastal Funding will actually buy the house in your name on closing day. You will actually own the house for a few minutes or few hours until they close with your end buyer on the same day. (I always put in the contract that the end buyer pay all closing costs.)

The title company will give everyone their money according to the HUD 1 that you fill out instructing them how to divide the monies. On closing day you get your profit...the seller receives his/her money, coastal receives their money back plus the fee for "renting" you the money for one day and the end buyer gets their new house. So when you sell the house keep all these fees in mind when you quote your end buyer a price on the house.

That is the difference in assignments and back to back . These guys are standing by ready to help any of you close a deal. They are so professional, helpful and will help you keep all your paper work in order.

Well I must admit that our Sunday to do list is quite small, after all even God took a day of rest - not that I believe I'm even close to his holiness.
Made some calls, and sent out about 15 pieces of correspondence to potential buyers and sellers alike. Process is still moving pretty slow, and on top of it we're moving ourselves. I'd like to do a lease option on a nice house for once, tired of living in crappy houses that need a bunch of work. Unfortunately this economy that most of us are living thru, is not going to allow that to happen more than likely. I'll certainly try though, and I know the possibilities are out there.

How did you do on your to do list, made some good connections I hope.

Well another slow day, with no real glimpse of hope. Still staying focused and determined though, and got a VERY GREAT OPPORTUNITY CALL TODAY. An angel is coming to take us under their wing, won't have more info till can pay the fee though.. Looks for a post next week.

Really think it's going to be the kick start we need, tried everything else. Have ads on Craigs List, and been scouring for sellers and buyers. Looking to make a deal with another investor, need to purchase a home for ourselves and going to be bit before we can get financing the conventional way. Any Takers?? How is everyone else fairing? Just got home from a long 2 days, of looking at properties. Checked email when got home, and FABULOUS NEWS... Found an Agent for my Illinois Region. He has a very specific list of what we look for, but let him know that will change from time to time - as we'll bird dog for other investors.. May have something wrapped up in contract next week... PRAY FOR US Smiling

Next to do for Thursday - call and get on the mentor program.. I'll do whatever kind of video the MAN DG wants Eye-wink of course I kid, but it'll open up so many avenues in our venture.

The mantra seems to be wearing off, and I'm not after pitty or anything else here. Just talking out loud I suppose, but my question to my journal is almost answered.

I have been doing my training in the Academy, I have read the books, I'm putting in place the methods taught, and taking action. In fact, I have now been dedicating more time to this, than my online courses to obtain my degree. Sad

Now, I never assumed or thought that I would become rich overnight. But come on, give the dog a bone. I dedicate roughly 7 hours PER DAY to our REI adventure - and have seemed to get nothing in return, but yet another let down of something that won't happen.

I have found so many 'killer deals' it's UNREAL, put the bait on the line, and can't even seem to get a nibble. I have several very motivated sellers, fantastic bottom line, ideal property - just one thing missing - A BUYER!!

I have been to so many 'We Buy Houses' websites, which some of them just want you to buy their program - blah, blah, blah..

I have set a deadline, if nothing starts to 'pop', 'click' or otherwise - I'll probably be handing over my entrepreneurial keys to someone with more patience than I at no results.

I feel your pain. There are so many great deals around here too. I have been gathering numbers and websites for buyers too. The websites I have checked on, found the same as you - they want money from me ! eeeek! I have only called one of the buyers so far and she sounded as new to this as I am. I am going to call more of the numbers this week - I have to do this too ! We can do this, this is the right path, just keep putting one foot in front of the other, learning more every day. It's Been Awhile

Have been gone for awhile, so I thought I would provide an update. I have not decided to hand over my keys just yet, and I have 4 more Agents on the ropes. One in particular seems very eager, and has worked with investors before so major plus there. I have decided to take on Yuri's approach, of submitting 100 offers. Although, as of yet his has not worked - but I believe the ripples of cause and affect, will provide him with more response than he has currently got. He took action, and that in a nutshell my friends is the ONLY WAY, that we will succeed. KUDOS to you BTW, Yuri!! Smiling Smiling If we sit on here all day, reading other Investors posts of trials and errors, we will never have any of our own.

Not only will I be submitting offers weekly, I will also be submitting offers of no less than 12 each week, in each Market that I have a Buyers Agent. I have 4 Agents, 4 separate markets, = 48 offers weekly. Granted, they could all be turned down...However, they could all be accepted. If I have a min profit 5k, for each property. If all 48 are accepted, and reassigned, than monthly I can literally expect to make 240k monthly. Well, doesn't seem totally unobtainable, but it is something to strive for at the very least.
Afterall, have to pay for course somehow

Figured I'd stop in, say hello - and that hope everyone is doing well. I have been building my property lists, and sent 2 lists over to my agent in Pueblo for review. Signed 1st offer, out of 43.. Should know by Friday which ones are excepted, and which ones are not. Should be interesting. Will let you all know.

Somewhat disappointed in 'special' training, everything I'm learning there - I learned thru the books. Not sure why it's costing 3k to relearn something. What happened thru going thru first 5 with us by the way??
