Great Presidents Day !

Had a seller call me off of my bandit signs yesterday.... Put under contract this morning..... Made one call and assigned the contract this afternoon for a $19,500.00 Fee ! Typically I will double close when the fee is this high, but I knew the buyer and he is just looking for deals... so I just assigned him my contract. To think I used to work for a living !

Yes it was pretty quick.. Kind of makes up for the deals I have do all the signs for, and show, show, show, to get one little offer on.... but you take the bad with the good... I love the whole process and cant imagine doing anything else.

DG, that's such an inspiration and encouraging.

Maybe a silly question , but when you put offers and put down the earnest money , do they cash that check ?

# 1 Never Ever think a question is silly.... I do things a little differently I guess.... In Maryland the buyer chooses the title company they want to use ( close with ) When I make offers... even offers that are on the MLS I tell the seller and/or agent that I will be using ABC Title Company.... and I will make the check out to them... I will give them a " copy " if they want. Most of the time I keep the check and contract in my pocket until I have my buyer.... fill out those docs. and take every thing to the title company at one time. If I dont get the home flipped.... I simply send my " escape clause letter "..... void the check.... and on to the next offer. To Sum it all up... I get in..... get out.... and get paid... it really is that simple.
