OfflineI read 30 Days to Real Estate Cash yesterday. There is a TON of great information in that book! One thing I need help with is finding out how to find the addresses of people who have bought properties with cash in the last 90 days. I live in Michigan. The book says to contact real estate agents and get the names and/or property addresses that were purchased and then find the tax records using that information. That would work great, except the agents I contacted have not sent me that information yet. I don't actually think they know how to find it.
Is there another way to find out what properties in Michigan have sold for cash in the last 90 days?

This is how I do it.
Find a newbie realtor and build a relationship
See if he can give you access to the MLS (Multiple Listing Service) they use.
Once you get the username and passcode u can use that system to research houses bought recently, in a particular area/zipcode, price range, #bedrooms,etc..)
The MLS system is pretty easy to navigate once you get used to entering search criteria.
You will be able to see recent cash transactions and what real estate agent represented those cash buyers and it usually has the agents contact info.
From there just contact that agent and let them know you get good deals all the time that are not on the MLS. Then if you have a deal you can say "hey I noticed recently one of your buyers bought a property for cash at such and such address. Well I have a property in that area".. Ask if there buyer may be interested in purchasing more and also let them know that they can close on this property asap.
This means to the agent representing that buyer that they can receive a commission right away instead of waiting a month or so. Remember the buyers agent gets paid commission by the buyer not you. But it doesn't hurt to give them a bonus if it is legal in your state.
Thats how I find cash buyers and what areas are the hottest that they are buying in. This way now you know what areas to target to get properties under contract.

I don't sound as if I was demanded information from the agents I speak with, I followed the blueprint all instructions.That I am a investor, my strategy is to buy,fix,and sell properties.I ask what price range of house are the hottes selling I ask the agents that I would like a list of names of all cash buyers of real-estate within the last 90 days, one agent say are you crazy, another one say its his personal stuff, I keep on calling and calling and talking to these agents and not getting a feed-back on what I need to hear. I am heading to the streets and try there. I know god will help me find the right one. I don't know what I am doing wrong
