wants to buy the property. Great, we settle on a price
& he tells us he will pay cash, Even Better.
When we do the contract he comes with $ 5000.00 in
20's; ... AND proceeds to inform us that the $ 50,000
balance will be paid also in 100's & 20's !
We have had many cash buyers over the years, we even had a buyer pay for the house in FULL ($60,000)
3 months PRIOR to the closing, BUT NEVER had anyone come with "green bills".
I sent the contract over to the title company Monday afternoon, & we closed today at 2:00 pm.
You gotta love this business !!!

Wow, he must of really wanted that house if he gave you cash on the spot LOL. I need to find buyers like that. I guess when your crushhing it like you guys are opportunities like that are bound to present themselves.

I would have love to see the look on the bank teller's face when you walked in with that bank roll. Ha, betcha she doesn't see that every day. You have to wonder where he got the cash - but then it is often much safer to wonder and not to ask. Keep the ball rolling!

That's the first thing I did Paul, had the bank run the 5K earnest money deposit through the machine to count it & check to see if it was real. It was good, so prior to the closing we went to the bank & they did the same thing with the 50K, it was also good so I deposited it & went then went to the closing!

of being the unwitting recipient of money laundering. That can be a big problem in Florida with all the drug money around. The Fed can cause a forfeiture order against your house. After Patriot Act was passed, the rule of thumb is to know your buyer and where their money comes from. FYI

Thanks Jack, they don't deal with banks because of some financial issues.
All we cared about was that the green was real.
Thanks Simon, the teller had the bundles in her both arms, using her chin to hold them in place to take them over to the counting machine. It took a half hour for the deposit because of her filling out the forms on the computer.
Thats another thing I love about this you never know what will happen at any given time, truely amazing!!!!!!!!!!!
