If you’re doing wholesaling (assignment of contract & double closing) then you will first have your list of qualified cash investors. In other words you’ve found cash investors and found out what they’re wanting to purchase (the area, maximum purchase price, how much rehab they will do, the profit they need from each deal, how many beds, baths, etc.)

With that information your REALTOR will be sending you properties that match the criteria of your investors. Then you’ll be able to review the listings and narrow them so you’re finding the most motivated sellers, run your numbers and submit a “calculated” offer. This is VERY important because you’re not submitting a “low ball” offer, where you’re just pulling a number from the air and submitting an offer … you’re “calculating” your offer based on the qualifications of your investors!

This way your REALTOR understands that you’re a cash investor and the offers you submit are based on an offer formula.

I’m not sure what why your REALTOR made the statement, “Every state has different laws.”

What we teach is legal in every state … sometimes REALTORs can become a little confused
as to what you’re doing, depending on what & how you talk to a REALTOR.
