So Locking up a deal on contract was the Easy Part, it's the Title company that is taking way too long to
do a Title Search. So I din't know that 5days would turn into 5 wks. Apparently the seller didnt record the title when he purchased and paid off his loan to the original owner so it posed for problems, of which I am learning all the lingo to boot! Not sure if it "conveys", my broker, "yes it does convey", Title Co, we need to order a survey of property and "metes and bounds".....and the terminology goes on and on.
Yet it posses a great deal since it is a C-4 zoning and I already have an interested buyer, hope he holds out for the long haul! If he does we will sell at 75k
I have it locked at 53K and my broker and I share the profit (he brought the buyer)

Thanks for the possitive reenforcement, it helps to know that there is light at the end of the tunnel and glad that others see it as I do. Now for Monday to see what else Title Co has done in order to move forward and close!

Making big strides!
Talked with Title company this morning,they have ironed out lots of issues for us and are very close to closing. I locked the contract up on a house that had many issues but I locked it so low that I knew I would have lots of wiggle room to assign it if Ineeded to. I found a partner to join venture with, he brought the interested buyer and I the contract with a Wholesale Price offer. It just so happened that the property was in what is classified as a C-4 Zoning. Great for commercial business and sold at 53k plus my 5k assignment is a steal for any business owner looking to buy his own property. So my luck progressed from there as my partner who was bringing the buyer is a real estate investor/Broker mentioned it was worth much more and if we sold to his buyer at 75k we could split the profit! Sounds great, so I will double double close and we will sell later that day to end buyer for a steal even still since his property he was renting was eating into his profits, he out grew his space and needed to rent another to store his materials for his business. After all is closed and fees are paid, I will make a conservative 9k for a small amount of work on my part, the only nail biting was waiting on all the issues to be ironed out with title company, they did all the work!
