I found another great way to find inspectors that are qualified, Licensed, and so forth. There are several HM lenders that have preferred inspectors. I would trying qualifying them first. Also I ask a bunch of questions and a proof of their license.
Here are some of the questions I ask.
1)How many home inspections have you completed?
a. Usually looking for 3 years experience or 1000 inspections done.
2)Are you a licensed contractor or builder?
a. not necessary but a good thing to have
3)Do you give a cost to cure, or estimates on what it will cost to rehab the property?
a. This is extremely important for investors who are out of state, we need to know how much rehab is needed as we never see the property.
4)Will you fax or email the report?
5)Do you take pictures? If so, how many do you usually take each inspections?
a. VERY important for an investor who never sees the property also for negotiating with banks.
6)Do you have E & O Insurance?
a. E & O is short for errors and omissions insurance, this covers the home inspector if they miss something in their home inspection. Make sure you ask for a copy or a policy number and the name of the company they are with. Some will lie and say yes when then don't. I found this out the hard way.
7)Do you have a list of references I could call?
8)Do you work for a bank or lender?
