Leased Office Space for My REI Business!

No more home office! Even though it has been great working out of the home office I need the space for my interns, personal assistants and a shared office with Deborah. Also need an office for my REI club. I'll still have the home office and will work there too. The offices (3) with reception, bathroom and mini kitchen area are just far more professional when meeting with buyers, sellers, contractors etc etc. No distractions like I have working at home either.

Hello everyone, My name is John Trivett and I have been investing for a few year part time. I remember 4 Years ago this date I was sitting up late one night stressing about my career, goals, what I wanted to do with my life etc.. A late night infomercial came on that I will never ever forget. This dude was driving around in his car talking about how amazing the opportunities were in real estate right now and how easy it was to make money even if you didn't have any.. At that time I had just started my new Plumbing business and things were slow going and I was struggling! I watched this guy for an hr and ended up buying one of his books.. That one single decision and $20 bill I spent changed my life!

Obstacles

Another obstacle, this one way to close to home. My wife told me she'd rather become a Realtor then do this Real Estate Investor stuff. In her words "I can make more money and I don't have to lie to people to get them to want to work with me, We weren't told the truth about having access to hard money, and our ability to do this with bad credit. I'd rather spend my time finding people who want to list there homes with me than finding people who are motivated sellers, there's way more of them and I don't like having to placing ghost adds to find cash buyers".
Needless to say, I feel knocked down, but not out.

Ready to take Action....

Had to order my bandit signs off the internet & just received them yesterday! I'M SO EXCITED!!! I've read Deans book (30 days to Real Estate Cash) twice already and am ready to take action! Fear is no longer an excuse! Already have it set as our every Friday night date night with my husband... Place our bandit signs & then head to dinner... Please wish me luck... Just like most of you newbies out their, I have a lot on the line. I am so afraid of failing at this... But I'm going to take that leap of faith.... CHEERS... to all of you placing your bandit signs this week with me {{{positive energy}}}... So glad to have this site for support.

When in the midst of building a Buyers List

In Dean's book, "30 Days", one of the 1st steps is requesting that your Agent gives you a list of all the recent Cash Buyers in a specific area over a specific time period. We also have a certain criteria when it comes to properties that we want our Agent to follow right? Initially, when asked by the Agent how will we be paying for these properties, we reply with "Cash" right? What happens when our Agent starts to deliver these Great Deals but we have yet to build a Buyers List?

Assignment Deal Closed with another Wholesaler

We finally closed this deal. It was a fun one. The property is in really bad shape. It is a duplex property, the seller was fixing up one side and quit 2 years ago. the other side has been rented.

The renter has about 6 cats and a sick dog. I don't think any of the pets have been outside to go to the bathroom for 5 years. Oh it stinks like crazy. The buyer is going to need a whole lot of Kilz to get rid of that odor.

It took some real work to sell this. I was planning on making 5K on it, but I had to really work this deal. Most of the buyers wouldn't touch it because of the condition. It took the right seller that can see the vision to buy it. The buyer came from another wholesaler that knew an agent that knows a buyer. The deal looked like this:

The property was completely rehabbed 3 years ago and is in great shape. It has a long term tenant of 7 years and she loves the home.

I'm amazed I just closed this deal. The seller was a really great lady that had was really motivated to sell her home. The deal came to me from a referral and over a course of 2 months we worked on closing it. I couldn't get conventional financing on it, I have too many properties, so the only way I could close it was with private funding. I sent the deal out to my lenders and I had one of them bit on it.

Probably doing the Friday night/weekend social thing...while SUCCESSFUL REI's are writing and signing contracts!

REALLY. Think about this.

WHY are others Making deals and YOU are sitting around making EXCUSES "WHY" you can't...or don't.

While you're out doing 'your' thing, tell ppl you are a REI and they will ask you "Hows the market or doing any deals?" or whats hot?...but, you are NOT doing that are you?

Opportunity knocks, BUT, YOU are too busy...Doing WHAT?

Get up off your rump, Stop making excuses and CHANGE YOUR LIFE.

OR, Keep making excuses WHY you can't or don't!!!

YOU CAN DO ANYTHING YOU WANT OR NEED TO DO.

STOP MAKING EXCUSES....GO DO IT!!!

ONLY YOU CAN CHANGE YOUR SITUATION IN LIFE.

OK now deal #5 closed for real 3k!

So previous deal #5 that I assigned & that I posted on here fell out! The buyers backed out, soooo FINALLY this turn key package I referred to another wholesaler 2 months ago or so closed & I made 3k. So this is deal #5 actually Smiling My fee was supposed to be a lot more originally.

But after thinking about it 3k is fair since I did just bird dog it to him and he did all the work & put it under contract & took all the risk, he had 23k in to the deal with renovations to some of the front of the hm's & emd of 5k. if I had 3 hrs in to the deal it would be too much time, so 1k an hr is not bad I will take that any day of the week. And he had to lower the price big time to finally sell it.
