I started doing real estate while still in college. I found a lot that had a single wide moobile home on it. The owner of the lot did not own the home all he knew was the mobile home was repoed. He just wanted 8k for the lot. So of course I didnt have that kind of money so I found an investor and told him the situation and he agreed to be partners and split any profits with me if I handled everything with the mobile home. To make a long story short I ended up getting us the mobile home for free and we sold the lot and mobile home for a 11k profit. After this I was hooked. I have been making money with real estate every since. I got my real estate license and appraisers license in 2005. I also started purchasing rental properties and currently have 33 rental units. In my area mobile homes are very popular for renters. They would much rather rent a 2000 sq ft double wide mobile home for $700 per month than rent a 1000 sq ft brick house for $500 per month. Because of this about half of my rentals are mobile homes. There are tons of great deals on MBHs on land in our area but no one can buy them because our local banks have stopped lending on them. So you have to pay cash. So this is where I am at today and I am looking at going to the next level despite the banks trying to hold me back! My GOAL is to have at least 50 rental units before May 6th 2014 (which is my 37th birthday!!!)
