Glad to have you as a member here on Deans board. We are all like one big family here. We help each other with our RE problems and cheer each other on. I have done lots of cash deals since I started. It is pretty simple once you get the hang of it. Just read everything you can here on the board and ask questions to the members who have been here a while and the one who have done lots of deals. You will learn quickly from them. That is what I did in the beginning is ask lot of questions and read everything. All my best to you.

Thank you for your great Welcome Note. Small confession I need to make, I may be a Newby at this but I am an Oldy as far as being a member of the DG Family, I just have never started anything yet, just too fearful to forge ahead but I am ready now as I have decided to finally KILL THE VILLAIN in me and do what I have been wanting to do for years - Change My Life for the BETTER!!!

Looking forward to the journey and yes, I plan on asking for a lot of help.

I have access to properties owned by the banks but not on the market yet, that being on MLS yet. Would like to make offers but I don't have any money to put down as earnest money which looks to be at least $1000 or better. I have found buyers but they won't commit until they see the property/ies first. Properties are being offered in AS IS condition. If I could just make that first deal and put a few thousand dollars in my pocket then I could move on to more and more properties from that point on. I would be willing to partner with someone on this first deal or more if the partner could provide mentoring and financial help to get the first deal done.

I do hope to hear from an interested Mentor or Partner to be.
