Tips On Choosing Property Management Company

Hey guys,

I recently had three different offers on condos accepted. We are about to close, and I be using a property management company to manage them. My question is: Are there any tips you can give me on how to choose the right property management company? Obviously I want one with low monthly rates, but I would like to get the best service for my money. What are some questions I should be asking the company?

I live in Las Vegas, so if anyone could leave some insight on some of the best property management companies in the Vegas area, it would be greatly appreciated.

Electric heat or Gas heat

Just bought a 3 family house and i need some advice on weather if i should change the heating system to electric or should i just leave it as oil. Which one would be cheaper for me, any advice would be greatly appreciated.

Does anyone have or seen online a formula for calculating positive cash flow before purchasing a rental investment? I'm considering a duplex.

Refinancing Investment Property

Fellow DG REIs:

I have an investment property in Louisiana. I am trying to refi to obtain more cash flow. From what I understand, investment properties result in higher APRs. So far, the bank that I have the mortgage with will do the best deal, but they have not been clear on whether it requires me to sign "primary residence docs" at closing. Looking for any advice from those experienced in refinancing.

What Text Will Best Advertise To 'Lease Options' Tenants?

Hi DG Family,

Being as I am just entering to the 'Lease Option' market, I am wondering if any of our family has some proven systems for adverising to collect tenants?

This would not only be advice for successful text of the advertisements, but also I need to hear about what places to put the advertisements for maximun effect at the minimum costs?

What a head-spinning week this has been! In just one advertisement, I have found 'Hard Cash' 2 REI individuals and I have recieved a complimentory invitation to a local REI Group Forum this coming Thursday evening.

So little effort, such a big reward!

Army Joes needs help with Electrical, Gas, and Water Issue

Hello:

I am in the Army and just bought a Fourplex.

My problem is that the electricity, gas and water are not split up. The current owner/landlord paid utilities. I dont want to do this and am looking into my options of having tenants pay utilities.

I researched and found I can/could use Ratio Utility Billing system which from my understanding just is a formula based on occupants and square footage.

Is this the cheapest way? Does it work?

I dont have alot of money to pay for everything to be separated.
