How to Structure my Rentals?

I've acquired several rental properties over the years (over ten). I have a business license for each rental property. Instead of this, should I just set up a company or LLC with one business license "i.e. Joe's Rentals" and run all the proceeds through here?

How do you folks with multiple properties do it?

Turn Key

Do rental and cash flow investors purchase newly rehabbed and rented "turn key properties"? Is this the true definition?

I have a question for the DG Family. I looking to pull out hundred thousand of equity from my house, and would like your opinion on what I should do with this money. I know the first thing everyone is going to say is to invest it into R.E.There are a couple things i was think to do with this money, was to be a private lender.The second on of course is to buy R.E., but California is so expensive.
Please help me with Idea's, and what you might do with this money was yours.

Investing in Occupied Rentals

Hi guys,

I have had opportunities to buy multi-family houses that are currently leased. When dealing with local landlords who don't have need for accountants, management companies, etc., how can in ensure tenants currently in the house are paying their rents and are current? Of course the owner would tell me they are, but is there a way to check? What documentation can I ask for?

This blog is not so much of the normal type of blog where I give a narrative on a subject. Instead, it is a request for feedback in regards to property management software (PMS)for rental property. Currently, I am using a couple of products that I cobbled together to make my process easier (or at least it is to me!). I am using one provider to process auto-debits for monthly rent, another provider to do backround checks, my accounting software to do the books and reports and the trusted Excel spreadsheet to keep my overall picture.
