Hello,

My name is Tammy and I bought the Dean Graziosi books on my Thanksgiving vacation. I bought them in audio format as well because I am a stay at home mom to 4, and I homeschool them, so I don't get much of a chance to read these days!(Unless 'The B Book', 'Goodnight Moon', 'Skippy John Jones' and 'The BellyButton Book' count) My children are currently 2,4, 10 and 12. My husband is employed for the county and makes a decent salary, more in flexible benefits.

I have been a REI since 1997, but here I am in 2010 and I have 5 mortgages and my cash flow is pretty poor. I own 5 properties, rent out 3 of them, 1 is my primary home, and we just acquired a sweet divorce sale property in the California mountains. (100K below FMV!).

FSBO vs REO

Greetings All,
Can someone tell me in terms of negotiating what would be the difference in dealing with a seller directly versus an REO by the bank with an agent? I found this house and it is an REO, great neighborhood, a fixer, been on the market for 6 months and has the listing by the agent.

Questions:
Who pays the commission?
Who do I negotiate the selling price with?
Can you do an assignment with the bank?

Lessons Learned

Last night I conducted my first webinar. While hosting the event, I stumbled a couple of times. Yet, listeners were understanding and hopefully all will provide feedback so I can improve my performance. I will also contact the webinar support group for advise.

The point being, We all stumble and fall some less than others. It's only human. Those who do and realize what caused you to stumble and those who make it a point to not make the same mistake twice, will move toward their goals quickly.

The same applies to real estate investing. You will make mistakes. Those who can have a coach seem to stumble less based on the coaches previous experience.
Those who don't have a coach should make it a short time goal to acquire one.

I am playing catch up on this to get everybody up to date. When I started my quest in real estate, we were in a small town of 5000, where I had just sued a nursing home that was privately owned by the county with a million dollar bond that was supported by the wealthier people of the town, so I was known by everyone, but not in a good way. My suit and dealings with the state played a big part in them being bought out by a corporation. Just 2 years before this we were on top of the world, and having a great time. Then dealings from a bad venture with a fortune 50 company and me doing land home deals with them, I lost everything. (bankruptsy) For the first 6 months of my real estate adventure with the DG family, I never closed a deal.

Since I am starting a new chapter in my life I thought that I would start a new journal, One that will take others with me as I climb the mountain of success. I want to update this journal often with techniques that I use and the results that I have gotten with them.

I have completed what I feel is the hardest phase of gaining success with REI.. the beginning. Getting started with building your buyers list, locating deals and putting it all together is the first phase of Real Estate Investing. It is the phase where many people give up before they start. However once you get past this initial phase, and you will, you move on to yet another phase of beginning to reap the benefits of success.

My Journal in Texas

Well, its official. I made two offers yesterday on some pretty run down properties so I am going to get my journal and story started. I have to say that Rina is my inspiration in doing the journal and I can clearly see the advantages of participating in this and seeing others. Here is a quick rundown of what is going on.

-I dont have Dean's books yet. I started this idea a few weeks ago when the job hunt just was not panning out. Quite frankly, I'm not even excited to have another 75-100K job again that someone can decide that I will be unemployed, again, in 24 months or so. So I want to take matters into my own hands. Strangely enough I wake up in the middle of the night a few days ago and Dean is on TV. I have his books coming even though I had already started the process.

Hi everyone, I am new to all this and hope I have posted this correctly. This is the first entry into my new journal. I have read all three of deans books more than once and I am in the process of putting togeather my investment team. I live in the little town of Valdez Alaska, we have a population of 3,500 people and a limited number of houses so I am not sure how this will work here in my town. The closest city to me is 305 miles away which is Anchorage. This is where I am putting my team togeather and focusing most of my efforts. I have deans forclosure alert and I am trying to figure out how it works.

My Journey to Freedom

Ok, so I am starting my journey to freedom. You can follow along as you like. I look forward to hearing from you and hope you may get something out of this also.

I am an American who moved to Canada with my family way back in 1978. I lived there until Nov 2009. Everything I know is Canadian. Living back in the USA has been a long time dream of mine. Some people tell me this is not the time to make this move....but true to my nature, I did what I wanted to do.

I had seen Dean's commerical in Canada, but never ordered them while I lived there. So when I moved home I ordered Dean's books as soon as I could. Went thru them fairly fast. Now going thru them again. Seriously thinking of joining the Academy.
