Investing After 60

I am looking for an investing group (local) here in San Diego, CA where the members are mostly retired and over 60 years old.

Their goal is totally different from the younger people and their motivation is building a Legacy for the their kids and grandkids. - This came about from looking at the testimonials - mostly(90%) are starting in life or still building families.

persistence works

well it does not matter how fsat you get there all that matters is that you never give up, today i found a real estate investor and we signed a contract to work toghether he has the buyers and i look for the propertys how great is that we talk every day and what i do not know he does, and we do equal the work, just know there is a mountain everyday, i just find a different way to knock it down

getting started

Hi everybody,Just finished Deans book last night and today is my first official day on the job.I'm hitting the ground running.Plan to start with "assignments" do to lack of capital needed.I'm so excited!

Kim's journal

This is it! I am hoping that starting this journal will help me to take some action. I have read the books, am on the website all the time, do believe it can all happen, and I LOVE this stuff! So, the question is, "Why haven't I done anything?" I guess I know the answer: FEAR! Fear of looking foolish if I am not successful with this. I also feel very alone (my husband supports, but it is not his thing).

Hopefully, I will find some great people on here to collaborate with. All the posts I read sound so incredibly helpful and supportive. I'm tired of just being an interested onlooker though. There has to be a reason I keep coming back, right? I want it!!

And so I begin....

ANY HELP PLS

I need help really bad. How do I get a private hard moneylender? I have talked to some of them need me to have 10% down and my credit isn't in a better shape either and on to to that I have no job. I have a real estate agent that is working with me, We have come across a few really good deals but no one to lend to me so I ended up losing the deals. One of them was as recent as last week. It was a bank own fixer property, listing price was $89,900, was a 4 bedroom 1.5 bathroom. The estimated value of the house was $211,907. All it really needed was new carpets, paint and landscaping. I have no moneylender to lent to me because I don't have 10% or a skin on the game as some of them calls it. Is there any idea or advice can anyone can help me with? I would really appreciate it.

Step-Out-N-Faith's Journal

Well I've finally finished reading two of Dean's books and I am ready to go! My regret--that I didn't see his infomercial years ago. I've read stuff from quite a few gurus out there but never felt that I'd received enough info to be able to step out there and do it. I've had my two books for about a month now and I've found out more information about making this work than with any of the other so-called gurus.

Now that I've read Dean's books, email and creeped around this site for a month, I feel like how can I not succeed? I am armed with everything I need to step out and start doing deals. I am even to the point that I am not afraid to do the first one. I've come to the conclusion that if I fall, so what, get up, shake off the dust and start again.

Hit Rock Bottom

Well, I've finally hit rock bottom and almost with a nervous breakdown to boot. Here's what's been happening in my life since my last journal post;

Wills Journal

Day 3 to financial freedom

So far I have 2 cash investors on my buyers list!! Just off of 1 post on CL. Going to build it up to 15-20 solid cash ready investors

Also I have been on a lot of Bank websites checking out their REO listings and have been making several really low offers! 40-60% off price. Have to call tomorrow to submit a few offers. If I can't assign an REO if 1 of my offers gets accepted I will use plan B and get a hard money loan then refinance out and have property rented! So wish me luck!

Tomorrow going to
1. Build buyers list more
2. Contact several Realtors and find a couple 1s to send me what my criteria is
3. Contact and make more low offers to banks on their REOs

mad!!

i am a little mad things are not working out like i planned but i guess thats part of the process, i just need to figure out plan b so i can get that property!!!

Charisse's Journal

Today I was frustrated by finding out one more thing we Ca. can't do. I spent most of the day on Deans site and talked to some helpful folks. Perhaps Dean should write a book for Ca. people??? Other then that I talked to some investors, looked for an apt for a buyer/friend, placed an ad on Craig's list. I am still in my PJ's and its 5:30 pm
