I am very new to real estate investing. I have been bird dogging for awhile and now I am ready to step out and assign a deal to one lucky investor. So far there are no real estate agents involved in this deal. The homeowner is very motivated due to a divorce situation. He is looking for what he owes on the property which is $400K. His home has 5 bedrooms and is a waterfront property. It could definitely be a vacation rental or beautiful home for someone. Similar homes, but with only 3 bedrooms have sold in the $600K range, and some are on the market now for over $700K.

But today I am especially depressed because while waiting for the call for my realtor on a deal I thought was a slam dunk - instead I had to walk. Heres how it went. Keep in mind we are talking about an empty, uninsulated, bank owned 2br 1ba bungalow with an after repair value of 150,000 and needing 10-15,000 in repairs. Asking price 124,000. My first offer - 90,000 cash. Their counter 114,700. My counter 95,000. They came back today at 114,500!!!

I am following the action steps for chapter 7 of the new book and this is one of the 3 properties that I am analyzing. Here are the facts that I know so far:
Owner: Bank
Zillow estimate: 120K (taken from range of 90K to 130.8K)
Last sold: 5/2008 for 93.5K
Property taxes paid 2008: 1.37K
Asking price: 64.9K
Now, using what the book tought me I came to the following results:
FMV: 82.6K (I had fun doing this analysis!)
ARV: 54.8K
Tentative Offer (including my profit): 51.8K

Listing Price: $99,950
Owner will carry, with $2k down at 8.5 for 30 years.
Agent Says he doesn't believe anything is owed on the property.
Improvement Value: $140,078
Net Assessed Value: $192,505
Zestimate:$160,500
It was sold last year for $52,000 so I don't know if this is the right property I'm looking for.
Any advice, guidence would be usefull and appreciated.

Deal under contract

Asking price = $45K
Contract price = $36K
Repairs = guesstimating ~$15K
2008 tax appraisal = $112,835.00
Realtor CMAs (sold) for the area = $163K (average) with average DOMS = 49.
The area isn't the best in that schools are definitely graded poorly. The street/neighborhood looks OK I suppose but I wouldn't want to live there. This house (vacant) and 2 other houses (which are occupied) do nothing to make it look better. I suppose this is the typical ugly house. The house was built in 1951.

Without a doubt, this will be a STEAL and a RETURN of HUGE PROFITS for ANY investor!!! The only reason why I have not held on to the property is I have no funds to secure the contract. I need to assign the contract in less than 30 days. The owner wants to move to Austin, TX with family and needs to leave ASAP!!!
