we're new and trying to get our feet wet. Just came across an opportunity and not sure what to do:

5 bedroom 2 full bath house assessed at 86,000
sits on 0.06 acres over 2000 feet
2 story house built in 1990
Needs paint, flooring, appliances and roof work
Assessed as needing about 7,000 dollars of work
Listed recent owners by city bought in:
June 2010 for 55,000 then sold to
latest buyer Sept 28th 2010 for 2500 dollars
Latest owner offering for 15,000 by Quit Claim
Also there is a monthly mortgage in place for 500 dollars

House is good for rental or flip. Rentals in the area for this type of prop goes for at least 1200 monthly. leaves 700 a month positive cash flow

Need Some Advice

Having some problems with an investment rental property I currently have. This property was Purchased for 58K in Jan 26 of this year, rehab for about 25K and now appraised at 110K. I am trying to do a cash-out refri but the lending institutions wont bother. I am self-employed, so I become a high-risk loan candidate. Everyone is saying to wait for a full year, I want to cash out now so I can purchase more properties. I live in So California also...Can someone provide some info, thanks

Doorknocking does it AGAIN!! Grossed That is around $1875 per hour on this deal! $7,500 in Three hours!

I love it when my trained doorknockers call me with an appointment to talk with a homeowner! In the pre foreclosure side of my business we use a three pronged system to contact homeowners that have been issued a notice of default (N.E.D. in Colorado)
1. Phone call if we can find a phone number.
2. Mailer (least productive)
3. Door knock (very productive!)
Saturday one of my doorknocking couples called with a 2:00 Appointment to see a homeowner that was 3 weeks from her auction date.
She just wanted the foreclosure cured and really did not care about making any money.
I met her and we talked for about 30 minutes, then she showed me the house.
I already knew that ARV on this house was a quick sell number of $290,000
She needed a $60,000 rehab/remodel.

Short sales contracts

Hi everyone.I just put in an offer on a property that was listed at 100,000.I offered 49,000 cash and close quickly.It has a fmv of 122,500 not to bad I think.Well the real estate agent just got back to me and wants to know if he should write up the offer or me .What is the best thing to do? I have not done a short sale yet.He then posted an e-mail asking me was this an mass e-mail confused now.Thanks look forward to any input.

HELP! HELP! FIRST ASSIGNMENTS DEAL

Hello DG Family, My first assignment deal.And im not too sure on how much i should assign it for.. the asking price is 70k,Built in 1952 it sits on 1.09acres total sqft:2226 property type single family,3beds/2baths and there is also a second property on the same parcel both are included in price 2beds/1bath for the main house. Zillow said comps,where from 67,760 to 123,420 Total view Estimated it to be around 100,164 but not for the second one.

My first deal, could use some help

I have found a house for $24,000, the
S.E.V. is $46,000 and is estimated at $95,000. i have no money for a down payment & very bad credit. I'm asking for help on how to word my email to the real estate dealer. i'm looking to rent it out with a lease option or sell it to an investor. the real estate dealer lives about 200 hundred miles away and from what i can tell, the home belonged to an elderly women who recently passed, and the home was passes down to family. the family is obviously also 200 miles away and just looking to get rid of it. i would like help writting the email and maybe advice on what to do with the house. thank you

Hi everyone, I am so excited and scared. I submitted my first offer to a bank today for an REO. I am so nervous because I am trying to lockup the property before contacting my buyers. I found this property and could not believe it was listed for over $100k less than FMV and its City Assessment. The location is good, I am praying my offer is accepted because I really need this. I have contacted individual homeowners that were FSBO, but they did not want to negotiate the price.
