Possibly my first deal!!!

Hey there,
I found a buyer who is looking for a 3 bed 1 bath minimum SFH with RV access and they have a budget of $140k. Unfortunately they just mad an offer with their real estate agent on a house they found and it was accepted now they are just waiting for final approval for the loan which might take 2 weeks.
Anyway I though I might as well still keep looking in case their deal doesn't go through and if not just find another buyer. As I was going through todays paper I found the following add in the classifieds:

"$205,000 Motivated Seller
(address) Remodeled! 4+2,
1/2 acre Horse Property~ RV
acc, encl'd yard (phone number)"

I typed in the address and noticed that the virtual appraisal was for only $133,088 and with 1319 SqFt.

HELP !!!....POSSIBLY MY FIRST DEAL !!!

I came across an house thats for sale...Its a duplex with 30k in upgrades and owner says it has been appraised at 605k...The asking price is 309k..Its been on the market for 3 months so I think I may be able to offer way below asking price.

I entered the property info on the real estate analysis system and the e-appraisal says its valued at around 200k...There weren't any comps available.My question is why is there such a large difference in price between the e-appraisal price and the price the owner says it was appraised at?

What do I need to research to get a more accurate price?

Has this happened to anyone?

I was working with a guy that found me here on DG and wanted to do a partnership. I didn't agree to become his exclusive partner because I wanted to have the freedom of doing other deals with other investors as well.

This is the thing... I had to meet with the Realtor to sign the contract. She needed a check for the earnest money and one for the option fee. Before meeting with the Realtor, he (partner) said not to give the Realtor a check but a copy of a check (so that they can't cash it) I was embarrassed to do this. I took my check and not a copy of it and the guy got upset with me because of it.

HELP-DUPLEX DEAL(99k) near Lake Tahoe)

All buyers out there. After months of looking at properties all over northern ca., this one looks like the real deal. Started out at 245k, then the owner got desperate and now it is a short sale running out of time. I am willing to split the finders fee, just need a cash buyer quickly! PM me

The owner of the home is in Iraq.The home is listed at $400,000...I still have to find out a little more about repairs...I also found out that the homeowner is delinquent on his mortgage and owes $454,000.So is there anyway I can make this situation profitable for me?

This is also potentially my first deal

Retail buyer w/ great credit,but no $ for down payment?????

O.K So I find him a very good price on a house but he has no cash for down payment....So how do I get paid on this? Yes i'm new

How can I put this on contract?

So here is the scenario. I want to know how I can put this home on contract and sell it to my cash buyers but I need help. Im missing something because I cant figure out how to do it and hit all the magic buttons of the seller at the same time...maybe its just not a good candidate...I found a gentleman that needs to rent or sell his house. Like most he would like to hang onto it but isn't sure he can. The Total view estimate is $144,197. He bought it in 2002 and he owes $142,000. His monthly payment is $1200. He is behind 2 months and about to be 3. He is trying to rent it for $1200 a month and is also going to try putting it on the market. He needs to do whatever he does fast so he doesn't go into foreclosure.

Last weekend We drove around our little Township known as Kearns and we were looking at homes that We thought were in our price range of 149000.00

We ran across this home 4 bdr 2.5 Bath 3026 Sq Feet. I thought now that's way out of our range ITS A SHORT SALE !!!We called the agent ( along with my buyers agent ) and submitted the offer right there and the listed price was all the bank wanted It will appraise for at least 311000.00 topping out at 345000.00
I have a lender and a title company ready to go !
