My offer for a 124K Orlando Fl, 3 bdr/2bth foreclosed single home in a nice area was just accepted. (going rate right now in the are is 150-160K for similar properties).
I had difficulties with financing bcs I am Canadian living in Canada and have no credit file or green card in the US. Got 80% financing though with RBC Orlando bcs it is a Canadian owned bank. For the remaining 20% I have to use my own money.
If I add my my monthly expenses together with property management fees, purchasing appliances, HOA's, mortgage, renovations, etc., I will just break even each month. According to my agent the property prices will not go up in the area for at least 4-5 years, I would not be able to sell with profit during that time

Hello all! I know my greeting is rather delayed, but Happy New Year to everyone. I'm in the process of attempting to acquire a home in PA. The owner's been deceased for close to 2 years now, and I've been executing every research technique possible to find more information on the deceased owner. There are no known relatives to date. I even had spoken to the First Deputy Coroner only to find that the owner's remains are still at the coroner's facility. So, I've done comprehensive background checks in attempts to find next-of-kin - no success. My next step is to hire a genealogist to dig the trenches for me.
I now have my first PML from right here on DG.com. The person knows who they are and I thanks them for believing in me and being willing to partner with me on my deals. Like I said, I didn't even ask this person to do it. They saw my drive and motivation and they know I have learned how to figure the REAL numbers (not estimates). They know that when I bring them a deal to parner on they are going to make a nice ROI.
What I am getting at is if you put in the time and effort and really go for it and show people that you are dedicated and motivated to change your life, there will be people that come to you wanting to help you fund your deals for a nice ROI. It is possible people!

lil confused, ask price is 2.5mil for parks and land ; 200 mh will cost deliver and set up 6.61mil with a total of 9.1 mil cost to develop. HUD FMR FOR 2B/2B is 567 but will purchase 3 & 4 bedrooms which fmr are higher for these.. Hud will insure loan and let ya carry it 40yrs. Well rent sec8 hud program.

From my experience, REO tapes are something everyone should just forget about pursuing. Almost all of them are illegal and/or don't exist and/or too complex.
From my perspective, here are some of the reasons why these deals never actually work:
1. Buyer Misrepresentation (You never get to talk to the principal, you always talk to "his rep")
2. Seller Misrepresentation (Seller is always hiding (shielded) by multi-layer of brokers)
3. Buyer fails to provide POF (**** POF used)
4. Tapes are fraudulent (no way to verify any property to know if they are real)
5. Everyone promotes a NCND (This is a first sign of a **** deal).
6. Everyone promotes a Fee Protection Agreement (This is the second sign of a **** deal)

Here's the problem.
Widow has property FMV $300k.
Gave daughter POA and daughter got HELOC for $60k. Opened 2 credit cards in Mothers name and maxed them out to $30k, then went and got another HELOC for $120k. Has made NO payments in 6 months and Mother just got letter for demand payment in full.
Mother (73yrs old) works part time, tried to refi/get mortgage but was turned down.
NOW WHAT???? How can this be solved?
