when a realtor tell you that loan money is seasonal is it because you had it in your account for some months?

No Season Refi's in Georgia

Hey fellow DG'ers. I thought I'd throw this out there. I am looking for a bank or credit union that does no-seasoning refinances in Georgia! I have a house outside of Macon in a popular neighborhood for 63k that comps at 130k. The house needs cosmetic repair, but will certainly earn a quick 40k in less than two months! I need a reference for a bank that will work with me on this one. Please PM me if you have any referrals.

How to Refinance a Cash Owned Property for Rehab

I currently own a property that I paid cash for entirely and have no payments on. I have owned this property since May of 2010. This was my first attempt at getting involved in real estate and I made a few mistakes and now I need to fix my mistakes and want to find out the best way to move forward. Since May of 2010, I have lived in the property and I did a complete kitchen redo and bathroom, but I have run out of money do complete the rest of the renovations. My goal is to rent the property. My credit has been destroyed and I have no cash reserves.

Question about the Banks

Is it true that the banks won't grant a loan to a buyer for a house that has been owned for less than 2 years Please some one help,me any advice?. I really need this to Work I invested my hope faith and time for this to work.

FINDING LEGITIMATE HARD MONEY LENDERS

I tried using another blog but, no responses.

Where is a good place to look for GOOD hard money lenders that will loan, largely based on the equity in the deal, and will perform at the closing table?

Working on a deal and any help would be greatly appreciated.

Federal Housing Loan Rates

The Federal Housing Finance Agency published the following summary of the loan situation as of July 2011.

"The average interest rate on conventional, 30-year, fixed-rate mortgage loans of $417,000
or less decreased 13 basis points to 4.79 percent in June. These rates are calculated from
the FHFA’s Monthly Interest Rate Survey of purchase-money mortgages (see technical
note). These results reflect loans closed during the June 24-30 period. Typically, the
interest rate is determined 30 to 45 days before the loan is closed. Thus, the reported rates
depict market conditions prevailing in mid- to late-May.

Finding a grant

A couple years ago I went to a workshop for getting gov't grants, but as usual, you were to pay them around $1000k and they help you.
Then I found something online for women gov't grants. I sent in $3 and never got the DVD and they had an 800# to which after 2 full months and no returns of my phone calls, called the BBB in that state. Only to find out they had other complaints that people never get a call back and no one seems to get any money.
How do I go about finding the right one? I am considering buying the handicap home and doing something with it. Or one of the daughters could get the grant.
