The only thing...Im not sure if mentioning another site on here is legit with dg.com?... Before i post it i will wait on whether its ok or not and i need to listen to it more!...its mainly a cd that a guy put on the web! but you have to have a password and id for it that is mentioning another website!?

Anyone out there have any experience with SHIP (State Housing Initiative Program) loans? How long does the process generally take before the applicant finds out if there are dollars available? Is the process complicated? Any thoughts/comments/insights are greatly appreciated!!

North Dakota Hard/Private Money Lender Referral?

Does anybody have a good referral for a private/hard money lender that does business in North Dakota? More than happy to pay a referral fee if we end up using them.

Prefer someone who works locally in North Dakota but am willing to work with a regional or nationwide HML, as long as they have a good reputation.

Please only recommend lenders you've personally used or know someone who has. Thanks!

Good credit, low income - refinance options?

Here is the scenario in my head:

Say I have decent to good credit, but VERY little income. (Using my savings to stay afloat.) Say I find a property worth $100k for $60k after repairs. I rent the house out and then go to my bank for a refinance. This is a bank I have already qualified, so you can assume that there is no seasoning, I can get 80% LTV, the loan is a commercial loan for a residential property, and the loan does not get reported to my personal credit. This is where my question comes in: will I be able to refinance without measurable income other than cashflow from the property? I will be able to show cashflow from the property, but if it is my only income, I don't know if I can get refinanced.

I have to ask here....

I got this deal that came to me...that will make me financially set the rest of my life...but the thing is ...its a CASH ONLY deal and i need to find 3.5 million dollars somewhere ....ive asked around and no one i talked to seems to be wanting to finance something like that....the deal is a 114 properties as a package for 3.5 million in detriot....can someone help....DEAN WHAT ABOUT YOU?...15 year loan on a 10% interest rate?

Maybe someone has some ideas?

Harp stands for home affordable refinance program. It is a government program that helps home owners refinance their current mortgage to take advantage of the low interest rates today. If you have tried to refinance and were unable to the harp program may work for you. Some of the highlights of working with this program. The first requirement is the loan has to be owned by Fannie May or Freddie Mack (which most convential loans are). Second you have to be current on your payment and have a 1 year history of payments. Your loan to value has to be over 80% as well. If your mortgage is underwater you can still qualify, it does not matter how upside down you are.
