Quick Cash
June 20th, 2009 | posted by mvg0928We are new in real estate investing. We made our first offer on a property in Las Vegas, NV for $46,500. It looks promising as we have submitted the EMD.
But we are now faced with a huge road block as they want cash for the property. We were banking on our home equity but unfortunately, we were told turned down today. We were only able to get $15,000 using my car's pink slip.
One option is an Investment Mortgage Loan, but it would take a long time. If our offer is accepted, we have to come up with the cash within 24 hours.

Changing Jobs
June 17th, 2009 | posted by craveyjDoes anyone know what impact changing jobs will have on refinancing a home and/or financing new investment properties?
How long would it take to recover from any negative effects as a result of changing jobs?
Thanks

Lost and Need Some Help
June 16th, 2009 | posted by gstanlyjrHi All!
Im a CPT in the Army and located at a post where real estate is still booming for the most part. I read all of Deans books and am ready to get started but cant get past the few questinos below. Any help in answering these would be greatly appreciated!!
1. I scared about financing deals in the future. I can get a loan but I want to buy a number of properties for rental units. After time, I heard that lenders will not lend with high debt to income ratios? How do I get around this? I heard with LLCs this make work but wont my personal credit be affected using a new LLC?
