I am looking to buy a house for me and my family with zero money down before school starts.. any idea please on where i can look .....please don't say read the books etc. or answers so unusable. I really would like to find out where i can look etc. maybe like a take over on a house etc. etc.

Dumb Question

I am having a hard time with getting a loan. The only loan I can get is for 50k+ I am trying to get houses for under that price. Can I add something to the contract stating that the seller has to give me a refund at closing?

Example: I find a house for 50k I offer 40k and put in the contract that I would get 10k(say for repairs) at closing from seller? SO my loan would be the right amount and I would have capital for the next deal. As long as the property cash flowed this would be awesome.

Here is some great information on the CLTV and how they work for those of you needing some information or are coming into these.

Combined Loan To Value (ratio) (CLTV) is the proportion of loans (secured by a property) in relation to its value.

The term "Combined Loan To Value" adds additional specificity to the basic Loan to Value which simply indicates the ratio between one primary loan and the property value. When "Combined" is added, it indicates that additional loans on the property have been considered in the calculation of the percentage ratio.

Buying LLC

i have horrible credit and seem to get a loan is it better for me to buy a LLC with credit established ready. do anybody know the answer and where would i get one from

has anybody recieved funds from a bank in london england an Unsecured Fee of $687 is paid within 24hours and you will
be able to access the loan within 24hours via your bank account. some body pls help it seem kinda suspect
