COLLEGE STUDENT!! NEED HELPP!!!!
May 26th, 2009 | posted by aailey08I am a college student in NJ, with no income and limited credit, and after finishing BARM I am thinking of doing finders fees on foreclosed properties around my college. At my college there is a high demand for house rentals for the students because there is limited spacing in the dorms. On craigs list there are hundreds of students posting for rentals in their criteria. However I am having an extremely hard time finding investors and buyers. I'm hoping someone could give me advice on how to locate buyers and get started on this process.

I am so impressed by the support you guys give to each other, which just make newbies feel more welcome. Quick question though: I am an international college student. I need to pay for college tuition and expense. Thus, I just have at max $5000 to start with, and I have no job, no collateral right now (no back up in finance because my parents are very far away and don't support me. I live in an apartment). What's the best way for me to use the money?

I am looking into a large multi-unit apartment complex in Michigan and have had no luck finding a commercial lender. Can anyone recommend a strategey or a lender that would be interested in a very good cash flowing multi-unit apartment building. Several bankers stated it looked good on paper, however their banks are a little tight fisted with the cash due to the economy and their desired reserves. Thank you for your assistance. Funding REOs
May 11th, 2009 | posted by SanCarI have a list of REOs I'm making offers on tomorrow. The realtor wants approval letters or POF letter for all of them. I'm worried because I read in recent posts that some banks are not accepting POF letters from companies like Coastal anymore. If that's the case, how should I proceed? I won't get far without proof of funds.

I am new and exicted about REI. After reading BARM & about a 3rd. through the new bk. I started thinking a little different, I notice a house that was empty right around the corner from me. While making offers on other houses which were rejected I found out that the empty house was bank owned/HUD owned and I could make an offer, so I did.
