Hiring a personal assistant

I recently read an article about how having a personal assistant can be a game-changer, by giving you more time to focus on other aspects of your REI business, or just have time to yourself. Anyone have experience working with a personal assistant, and if so, what type of jobs have you had them do? I'm thinking mostly mail out ads and flyers, do errands to pick up supplies, receive calls/emails. Any advice is appreciated.

Assingment of Contract

I have a house I know is for sale It is worth 60-65k
I can get it for 35-40. I need to know how to find an investor. It is located in Atchison, kansas. A town of about 10k I want to make at least 3k on this deal.

What to do?

Got a quick question for ya. I've placed ads on CL for the last week and finally had a hit last night. They emailed me and said they have buyers waiting in CA and they wanted a list of the props I have with some info on each one. Being a newb I actually don't have any properties yet.

My question is should I just reply and tell the truth that I don't have any but I can find you some or should I reply and ask them what kind of properties they are looking for?

HELP! - Sample ads to create a Buyer's List?

Hi everyone.

Just another newbie to this group who is enjoying the posts on the various forums.

I am in the process of trying to create a buyer's list. I would like to use Craig's List and some others. The only ads I have seen on this site in this regard actually list some property which the person does not possess to generate some interest i.e. a fake ad such as Investors Special - 30k in equity.

Can anyone share a creative ad that has generated good response without b.s as to some proposed property?

Motivated Sellers??

Ok, so I have developed a great network of investors but I'm struggling to find sellers and deals. I've done some posting on Craigslist, Backpage, etc. and received a handful of calls, but nothing that makes sense to put under contract.

Are bandit signs the way to go? I really don't want to get fined... I'm just stumped on the best way to find good deals without spending a fortune in marketing.

Which came first, the chicken or the egg?

The Buyers! The Deals! The Buyers! The Deals!
OK, after all the discussions in here on which you need first “Build your buyer’s list, then find the deals!” or “Lock up great deals and the buyers will be there!”,
I think the conclusion is that you need both simultaneously. That may sound like a no-brainer, but it gets confusing sometimes. SO, we need to be working on both from the get-go and work them hand-in-hand.
Any other thoughts?

Craig's List

I am finding Craig's list to be very useful. I put in an ad "I WILL BUY YOUR HOUSE"....yesterday and I had a guy call me with a great deal, but in the end I didn't want to work with HIM....his social skills ...ie...FILTHY MOUTH...seemed to me to be a sign of his lack of some qualities that I can accept. The guy is a very well off guy who owns many properties and he was flexible, but he wanted too much "skin in the game".....so I weighed it and said to my self.....that this guy would probably be more trouble than anything.

I found this article on marketing per the Realtor and budgets for spending on advertising.

Granted the article was reporting on the findings of The Real Estate Magazine with a tilt towards the magazine and print ads, there is some value to their studies provided in the article.

Note the amounts and where / to whom they market to. Other realtor name branding is the second paragraph - an important element of name recognition.

I placed an ad on Craigslist this afternoon looking for cash investors and just got a bite.

Mind you, I am a newbie and am looking for some of your advise if you please.

The email conversation was more one-sided from my end explaining that I am an investor and buy properties at very desirable prices but do not want to hold them and rather sell them/assign them to a cash investor.

Wholesaling and Assigning

Hi everyone need an opinion, I live in WY, and WY has this law Real Estate Act of 1971 which I am going to attach but it is 49 pages of lawyer babble. Anyway I know Elena, Sully and others said on another post that "he who owns the contract rules" they even made AL concede the point LOL. Anyway the way I read this I can obtain a property in WY only if I:
A. Use a realestate agent.
B. Buy from FSBO,REO,shortsale,foreclosure close and then resell FSBO.
