calculating comps froom the rock bottom blueprint

I have a question hope some one can help I have read over the section regarding comps, and have run numbers on a property im looking at REO that I hope to wholesale on to another investor.

My question is in this scenario when I subtract the 15% froom the actual sale price and rehab cost is the profit my price or the inevstors i.e. $20,000?

For example if the proprty is $163,000 psf is 165 actual sqft is 984 = 164.3

Rehab $30,000

15% $24,450

profit $20,000

Max offer $88,550

How do I factor in my wholesale profit i.ei $10,000 ?

This REO is listed at $155,000 but the acual sale price according to the comps is $163,000 according to the sqft, but the ARV is $185,000

or are my numbers off?

Deans contract ?

If I use deans contract from the student resources section should I alter it? Or just use as it is ?

Can you assign a Short Sale contract to an investor?

Hello Team,

I have a seller who has a accepted by offer for Short Sale, and possible buyer. My Realtor will now present the offer to the bannk. Do you know if the banks allow Short Sale assignments to an investor?

Im working on getting an agent to work with but I'm unsure about contracts. Once I find and agent and start submitting offers how can I get the homeowner to sign my contract with assignment clause etc?

New York Properties

I have a list of houses in New York City that are ripe for anyone who wants to either wholesale, flip, or just use them as a rental property. They are all totally abandoned, with overgrown lawns, uncollected mails, the windows the other entrances are boarded up. Their Values are all assessed between $250K- $500K. These properties are dying for the tender loving care of a savvy real state investor. Is there anyone who out there who fits that description? please contact me.

Offer forms with Realtors

Hi everyone.

Basically I wanted to know from people who has worked with realtors when putting offers. Did they send you documents (13-14 pages) you have to print out, sign, initials, then fax/scan it to the agent so the agent sends it to the listed agent or did you do it electronically or through a blank purchase agreement?

Because the current realtor I am working with request that I print out offer forms PER offer like 15 pages of them I mean it is too much time consuming if you ask me..

Question on finding the investors

I know of a house that is for sale and I would love to see it sold, but I don't know where to look for the investors. It is my sister in law's mother's house. It has been on the market for about 76 days now, and is in Tallahassee, (I do not know if this is where I should post this or not) so I would love to be the one to assign the contract, but I don't know where to begin as this would be my first deal. Can someone please guide me.

I understand that less than a week into reading Dean's book may seem like a very quick time for me to start assigning when I haven't gotten to the chapters on assigns yet, but I really am motivated to help this woman sell her house so she can be closer to her daughter and grand children.

I’m currently putting a few deals together and was wondering how this IEE strategy works exactly. I’ve read about it in Deans books and still don’t understand it completely . If someone could break it down for me in detailed steps I think that would help me understand it better.

Lease option. Is this a good contract?

I customized this generic lease option contract for my aunt who I am helping. She wants to sell, and I have a tenant buyer lined up.
She asked me to put in the contract a clause about indoor pets in case they back out, and she wants to limit her liability for repairs so those are the two things I altered in the original document.
Is this contract legit in Oregon? Feedback on the contract in general would be much appreciated.
