How much time to allow interested buyers...

Hello everyone,

How long do you let a potential buyer look at a property locked up under contract (for say, 30 days)before moving on to another buyer if the potential buyer does not make an immediate decision on the property?

? On Paying Agent/Broker and Attorney

How and when do attorneys get paid if I use a real estate attorney? And if I use a real estate agent or broker to locate properties that I assign, how do they get paid?

when you do a owner financing deal the interest works out as a yearly percentage right? For example, if I buy a property for 20000 @ 6% interest, the interest would be an annual percentage rate right? So with a 5yr aggreement it would be 1200/ a year interest for a total of $6,000 interest added on to the purchase price, am I right on this?

Help! Can you use an IEE contract to do a morgage assumption?

Hi all!

Please help if you know the answer. Am I able to use an
IEE contract to do a mortgage assumption (instead of an outright buyer getting a loan right away)and just get paid a year or so later at the close?

Scenario :
Found seller who is willing to have someone just take over their existing mortgage, then to have the buyer refinance and buy within the next 1-2 years. Can I write a 'subject to existing financing' contract for the new buyer and seller and receive my fee a year or so from now at closing then?

In this scenario, would the 45-60 day lock up need to be changed to 1-2 years? I would think not if the new buyer is signing the new contract within the 45 to 60 days I have the prop locked up on contract.

There is a FSBO in a near by city. I have done a walk through and the home is a 3/2, 2 story home, good location to schools etc and in good condition. I found a new construction in Florida that has been sitting since 2007 when the market really cooled off. It would be a rental for now until there is a stronger buyers market. It cash flows easily and then some.

Dg family i need some help i have been doing some deals by working with people who are paying refferals. But i have two properties i want to lock up and have potential buyers for them. My question is how do you guys handle the earnest money. Please give feed back these two are goldmines and am ready to make my move.
