How do you get preapproval if you have little income?

I don't have too much money to start with, and my income is not that great, so I was wondering if it's even possible to do wholesale deals through banks, as they require preapproval letters from a lender. Do you guys just avoid bank REO's to wholesale? What am I missing?

Notice Of Option Contract

Ihave attached a Notice Of Option contract for those of you who have been requesting it.

You file this notice down at your county recorders office after you have locked a property up.

It prevents some other wholesaler or buyer from trying to steal your deal. It lets them know that you have first option on the property for XXX amount of weeks.

Does anyone have a great equation or calculation they use to determine whether to buy rental properties? I have put together a general equation, but want to see if I am missing anything that might be over my head.

How does a Promissory note work?

Who creates the Promissory note? the payer or the one getting paid?

And do both parties recieve a copy of the Promissory note?

SELLER AND OWNER" FINANCING PLEASE HELP!!

I came across seller who just finished remodeling her house and she wants to sell it. the House is 160,000 and is a big house, I am sure it has a lot of equity. The problem is that i don't want to move that far to live in the house. Can someone help me if alternative of what to do to still benefit and profit from this house? It as colonial house with 4 bedrooms, 3 bathrooms and a huge yard. Thanks for the help
