I wanted to know whats the main difference between a title company and a closing Attorney and which one works best when running titles and closing deals?

November 20th, 2010 | posted by sandibootsI have a place in a small town of Ridgeway, Wis..This small town is near several other small towns, and is in a huge tourist attraction areas. Dodgeville has the Frank Lloyd Museum, plus there are tons of tourist events and places all within 20mins of this house. I went on all the close towns and could not find any comps. I called an agent who wouldn't do it, but told me to try other towns near by which I did. Another investor tried also. What next, when it keeps coming up, zero found.
What else can I do?

Past "robo signing" might require more due diligence
October 21st, 2010 | posted by derlingTitle Insurance companies in the areas where some banks were caught "robo signing" are being particularly cautious now. some of them have decided to not offer title insurance in some of these areas or limited offerings. Due to this a seller might have a hard time selling their property that was acquired from a foreclosure. It is in your best interest to make sure that title insurance can be obtained on that property in that area. It will affect your ability to clos4 and sell the property in the future. the most readily affected areas are those where the foreclosure is a judicial process, as they are the ones on the title insurance companies radar right now.

I'm trying to locate owners of properties via public tax records in Connecticut, but I'm utterly confused on how to go about this process. I've searched publicrecords.onlinesearches.com, but I'm lost as to what to do once I'm there . As you can tell, I'm new to the investing world, but I have a burning desire to make this work. Please help me out guys/gals!

A title search is a process that is performed primarily to determine the answer to three questions:
Does the seller have a saleable interest in the property?
What kind of restrictions or allowances pertain to the use of the land (real covenants, easements, or other servitude's)?
Do any liens exist on the property which need to be paid off at closing (mortgages, back taxes, mechanic's liens, or other assessments)?
How do I find out what they owe
