September 8th, 2009 | posted by tfloodMaybe one lien in 200 will involve a bankruptcy of the prperty owner. That is, between the time you buy the lien and the time the redemption period expires, the owner files for bankruptcy. What happens to your lien if the owner files for bankruptcy?

June 29th, 2009 | posted by Vinny.M08I have been researching Tax Lien Sales/ Auctions for my area and it has opened my eyes to some nice ways to invest my money other than my worthless 401K. Now again, buyer beware! (I have been reading posts about this topic, but no too many follow-ups). Thanks to the internet we have the right tools to do some proper due diligence. This is what I have found for the Colorado State area as an example (I am new so anyone can chime in or make clarifications):
Colorado pays 9%+ in interest on tax liens won in auction.
They require a 3 year redemption period.

May 12th, 2009 | posted by tfloodWhen you acquire a prperty from a taxing authority, you are not getting the same title as you would if you just bought a property from an individual seller. In the individual to individual scenario, the buyer will demand a certain type of deed, such as a warranty deed. What that means is that the seller is giving you a warranty that the title is good, marketable,and insurable. Essentially, this means that the title is "clean", or free from any encumbrances.
