Does the Deal Make Sense? Leverage.

There are a lot of what makes a deal good. I am writing to define some of those so you may gain a perspective to help you in your investing career.

Leverage is important to many investors. It is basically how little money you put into a transactions. Those that have money will often try to find deals where they have to put as little as possible into the transaction. Why? Because they can then leverage themselves and their money to purchase more properties.

This is one of the items most investors would include into a property making sense.

There are a lot of what makes a deal good. I am writing to define some of those so you may gain a perspective to help you in your investing career.

Cash flow is one of the most important factors of investing. Renting the property can often be the plan B or C that we need. If you get into a property that has no cash flow possibilities you may not have the plan B or C you were looking for.

How much cash flow is needed is up to you but it is important to ask yourself: Is this property important to cash flow? How much cash flow should I have? Will this property cash flow?

i recently visited realtytrac.com. (i hope i am doing this right) i noticed a $ amount on the preforecloser listings. what does that $ amount represent in respect to what one might start making offers to that paticuler property? an answer to my would be greatly appreciated or where i might go to find the answer

I just looked up an house for 115k but the owner is thinking to sell it at 110k before the realtor sells the house? what can i do to lock this deal up and maybe make a profit, i am goin to view the house right now? she said it needs interior sides for three parts.

I am completely new to real estate, and I have a few questions to help get me started.

Getting Started

I am finding it very difficult to find good foreclosures in our counties. Everything here that is worth the investing is 100,000 and more. We are starting out with no money and have been offered some owner finacing deals but us starting out with no money I am finding it rather difficult to find anything. Any suggestions??? I know Deans last deal of the month, he said he would help people. Does that still satnd and if so how do you contact him to discuss an oppurtunity with him????

HUD Houses - Fires

I am thinking of buying a HUD house. There is nothing wrong with this townhouse, but there is something wrong with the house attached to it. It has been destroyed by fire. The question is should I still be interested in this house, should I discount the price and by how much? The house next door is an eye sore.
