I'm curious. Does anyone know if the HUD homes fall under the same "restrictions" as the Fannie Mae homes do as far as the first 15 days and the 90 day deed restriction?? I'm trying to get my first deal knocked out and under my belt for many more to come and I've come across a HUD property that the numbers are great on! It's only been listed for 5 days so I'm wondering if I have to wait 10 more days to make an offer.

But I have already contacted my real estate agent and am ready to start this strategy on 25:1. In doing so, I'm inquiring if these types of deals can be assigned? Also, how does my agent get his cut? How Do You Tell The Seller?

This is an awesome site!
I bought deans book and started advertising that I have a house for sale before I was even done reading it.
But I don't have a house for sale..
So now I have a buyer who wants the house and I told him that one is gone but I get great deals all the time... he said let him know.
I have no credit.. no money..
And an interested buyer..
What is the best course of action from here?
Get a real estate agent and do the 25 to 1?
Then what? Assign it? Or??
How does one find out how serious the buyer is?
Should I just email him the list of buyer questions in deans book?

The Federal Housing Finance Agency's (FHFA) recent announcement government-sponsored enterprises (GSEs) will implement rules to expedite short sales should further drive activity. Expanded use of short sales could be positive for RMBS trusts, as this strategy could improve and shorten liquidations and lower loss severities.
