Any Suggestions Will Help!

I met this seller. This is what he told me.

I only want someone who will lend me a loan for what I owe of $15,000. OR Put the title in the name of the investor.

What should I respond to him? Thank you for all your advice ahead of time!

Going to see a property

I am curious about something that I've been pondering over and haven't found an answer for myself yet. If we're not suppose to actually go and look at a property unless we have an accepted offer... How am I suppose to know what to offer if I don't know what kind of shape the house is in and how much it's going to cost for repairs. Don't we need to know all that info before we make an offer so we can subtract repair costs from our offer??

Bank of America REOs Nationwide

I found this site this morning, and I thought it might be helpful to some. It's all BOA's REOs nationwide:

Rehab property in a Historic District ?? Help!!

Hi all,

I have another of my stupid questions. (according to my grandmother though, the only stupid question is a question one already knows the answer to.) So I guess this does not qualify as stupid.

We have come across what on the surface appears to be a very sweet deal, from a wholesalers perspective at least. It is a very large 3 story located in a fairly prominent historical district. I know one should try to find out as much as possible before jumping into something like this so I am here to ask for some insight.

ABC of HUD Homes

When a mortgage lender forecloses on a mortgage insured by the Federal Housing Administration (FHA), a division of the U.S. Department of Housing and Urban Development (HUD), the lender may convey the property to HUD in exchange for the mortgage insurance benefits. HUD sells the homes to the public, nonprofit groups, and governmental entities at fair market value or at a discounted price under special programs. The acquired properties are single-family homes (1-4 units), including town-homes, condominiums, or other types of single-family dwellings.
