Just got a call last night from somebody looking to sell. We spoke again a few hours ago, and he's looking to sell two of his duplexes for a great price. I told him I'd go over numbers, and call him tomorrow. I just need someone in the area to partner with on this deal with. Will Take Less than 50% of profit.

He wants to Buy & Hold; we've just signed a contract & have had it accepted on a 2 Bed/2 Bath/1 Car bank owned house that he's paying $ 44,300 for & will use it as a rental.
He should cash flow about $ 200 per month; & plans to have 5 rental homes while he's in college.
He's got me beat, I didn't buy my first house until the age of 20; he's doing it just turning 18.
He's using our connections, & some of Dean's techniques
for the purchase ... he got a local investor to give him a 30 year loan @ 8.25% APR;(with Jill & I Co-signing) & he is putting down a 10% down payment.
Overpaying was still beneficial for Gary & Jill !

When i went to preview the property, it turned out that the owner was still living there, she saw me walking the property & to my surprise invited me in ... it was in very good condition.
That gave me an "Unfair Advantage" since other buyers couldn't get into it. I tried low Pre-Auction bids that were rejected, so I waited for the auction to begin & placed a bid in the amount that the property had been listed at on the MLS,
which was 53,500(we would have normally only paid about 40K to 45K).

April 30th, 2015 | posted by LeoBFNI've been reading 30 days to Real Estate Cash. I made and email address to start receiving my listings. I started calling agents. Haven't got a good one yet, put i'm still hustling and getting better! I'm always looking out for vacant properties now and have been trying to stay engaged! Anyways...A friend calls me out of the blue and ends up telling me he is facing foreclosure in a few months and doesn't know what to do. This seems like a potential deal that just fell in my lap!
He is looking to save it some how if he can. My original thought is try a short sale to a private investor that could rent the property back to him for X amount of time till he is able to attempt a repurchase.

I am assuming that people who move in have probably downsized and have enough equity from the prior house to pay cash. Curious to see what kind of investor activity happens in these communities - how easy is it to wholesale properties w/i Active Adult communities. Thanks!
