March 21st, 2014 | posted by NihjerI am as new as they come. I have a potential deal. A woman has about 47k worth of debt on her home in taxes. She's willing to let it go for that amount. I believe the ARV is somewhere around 150k. At the moment its MV is 126K. The house needs to be gutted. Her words. I'm putting about 40k for that type of work, but still I'm not sure of that either. Could you please help me?
How Accurate is Zillow and the Zestimate?
March 17th, 2014 | posted by randybailiffI see many people referring to Zillow to value a home, but are Zillow home values accurate enough to depend on? Zillow uses what they call a Zestimate to give values on homes. Many home buyers use Zillow.com as a basis for what their home or a home they want to buy is worth. Zillow has many great tools and a lot of information for homeowners and home buyers, but I do not think you should depend on their home values.

I am posting this to see if anyone has any tips or pointers or maybe even an example "yellow letter", they can provide me with in order to be successful and hopefully get a couple more under contract, so I can keep moving on and get that much closer to my goals...

How can i assign these properties ? How can i sell these houses to an investor ? How do i use an LLC to get the property under contract ?
