creative seller financing?

I have a neighbor who wants OUT. They have been trying to sell their house for the last 1.5 years to move to the south. They are older, maybee late 60s, unemployed and their family is down in S Carolina.

They are trying to sell their house for much more than its worth, and they are basicly tired of everything and want a way OUT.

What are some Ideas I can use for a win/win situation?

How would I formulate numbers for a seller finance?

The property is probably worth 160k, they are looking for 239k.

Okay, so I'm brand new here. I have never done a thing with real estate, including buying or even renting a home.

Wholesaling Rental Property ?

Is there a formula to use for wholesaling a cashflow rental property? Single Family up to a Sixplex? I know it's different when you wholesale a vacant home.

Earnest Money Question

Ok. For those of you doing remote investing from another state, how do you make sure you get your EM back from your cash buyer at closing? On my 1st deal, the buyer payed EM to the closing attny, which came off his purchase price, instead of giving it to me or my business partner or having the attny hold it until closing to give to me to cover the EM expense I had. I know I had to send $1k of my EM to Hud, but it seemed like I never got it back or part of it back at closing.

What are your thoughts on this?

Cash Home Purchases & Low Demand for Mortgages the New Normal

It’s not new news that a major chunk of home purchases are being made with cash. For several years now, there’s been a steady 30%+ of cash home purchases fueled by investor demand. This is more true than we can prove with hard numbers, as many deals over the past few years were “off the books” in a way. Investors were buying before homes hit the MLS, buying directly from banks, and thousands of homes were purchased in bulk deals. Many of these are not in the data that reports that 30% number.
