Quick question, what are some effective ways of finding investors who purchase not only in one state but purchase in multiple states?

REOs on line auctions and Sale and Purchase

Anyone had experience with on line action site?

I have two issues. The first is the site automatically calculates EM more then I want to pay. Can I renegotiate the amount before a signed agreement?
Second the sample purchase and sale agreement is padded to benefit of the seller, of coarse. Any red flags to run from? They are asking buyer to pay everything from turning on utilities to paying for Title insurance in order to use my closing agent. My bid is $.70 on the dollar of asking price and true ARV is higher. This could be a great deal and the value of the site is there is not a for sale sign thus no one realizes it is on the market. The downside is listing agent is in Florida and has zero reality on this market in Colorado. It is a tough one!

Challenge!!!

I have a women who is in need of help with her properties. She has 2 and both are in her daughters name. Unfortunately the bank is getting ready to start forclosure Friday. She wants to put the property in her name and out of her daughters name so she can refinance and stop the foreclosure process. But the bank denied her. One of the homes she owes 22,000 and the other 15,000. The one she owes 22,000 on, if fixed up is worth 243,000 and the other is worth about 45,000. Can anyone give me any ideas how to help. I would purchase the property myself but I dont have the money or credit. I would assign it to another buyer but she wants to keep both properties without paying a higher price to purchase it back from another investor. What do you guys think

Ive been studing Deans book for about 3 months now and I feel Im ready to make it happen. My credit is shot and I have no money(for now anyway) so im looking into assingning and doing lease option. I got the assigning contract part down but im trying to understand exactly what I need to do step by step to do a lease option purchase. Ive read so many things on this website and its got me sorta confused. If someone would be so kind enough to let me know "EXACTLY" step by step what I need to do to make this thing work. Once I get an offer approved from the bank, how can i start advertising before the close??? Is that ok to do? Can the potential buyers come visit the property before my close? Im looking to do a double closing...

Houston - This Looks Promising

Hi folks.

I've found a foreclosure in my area that looks interesting. I'm ready to make an offer on it, to wholesale it, but would just like a second opinion.

It's a 2 story, 5 bedroom, 2.5 baths, built in 1970, in a nice established neighborhood. Totalviews estimated value is $159,700. Appraised for taxes at $132,973. Asking price is $82,900. Even if I paid asking price for it, I'd have over 50K in equity. So, in this case, would you still make a lowball offer or just pay the asking price? Hmmmm? I'm thinking of offering 72K to see if they will accept or counter-offer.
