“What was that?” , as the speedometer went from 45 mph to 5 mph so I could do an illegal U Turn on a major road. Surely the guy behind me flipped me off, I sincerely apologize. However, I flip houses and contracts , which is no excuse for the illegal U Turn.
Looking to my right was a lonely house with a bright green condemned sticker and scheduled to be demolished by the city. The house said to me “please help me”. I agreed to help the house.
I contacted the owner. The owner was a older woman who informed me she won the bid for the house at auction for $15k . Somehow she did not know the house needed so many repairs, and did not have the money to make the repairs. The house was scheduled to be demolished in 60 days, and the owner would lose her entire $15k investment plus receive a bill from the city for the demolition.
“Have you tried to sell the property Ms. Homeowner?” She replied “ Well I called one of those We Buy Houses guys and he was supposed to buy it for $10k but for some reason he couldn't close and sent me a release agreement along with the keys now I only have about 50 days until they demolish it” This house looked awful and you would have to know an experienced investor to take this one on.
The house had been vacant for 5 years, and it was actually a duplex metered separately. On the side of the house was a downstairs going into what appeared to be a small partial basement. It was completely flooded with water about 3 feet deep. it appeared water was under the entire house, however I knew that wasn't the case. Utilities have not been on in 5 years.
The owner was eager to get any of her investment back. So I signed a contract with her for $5k. I immediately went to Home Depot and rented a submersible pump for $45 for 4 hours. It took less than 1 hour to pump all the rainwater from the partial basement. After that it didn't look as bad. I informed the homeowner what I had done and she reimbursed me for the $45.
I have a huge buyers list in the area of SERIOUS buyers thanks to my online marketing and squeeze page at barginbankproperties.com so it was really easy to get a buyer. My buyer closed on it yesterday 8-2-13 for $13,500 which left me a profit of $8,500 not bad for making an illegal U Turn, I condemn bad driving habits but encourage you to turn over as many stones as you can. The seller got some of her investment back instead of zero, the new owner has 6 months to bring it up to code not to mention an incredible deal. However, best of all I SAVED A HOUSE LIFE !
