Why would Investors want to work with wholesalers?

"Why would Investors want to work with me? They know "everything". I don't know anything!"

This is a question that I hear almost daily as I work with Dean's students who are just getting started. It is a very valid question and one that needs to be addressed. A lot of you are new to this website, new to real estate, just getting started and may have this question in the back of your mind. I want to answer this question and put your fears to rest so you can move forward with confidence.

1. "Why would Investors want to work with wholesalers (me)?"

Investors CANNOT find ALL of the deals out there. You also should be learning by now that most deals are created not found. Remember, Investors also have jobs, run businesses, have projects in progress, have their own "life" issues that they are dealing with. Yes, most have real estate agents who are feeding them listings but emailing listings is not creating the deal. It takes time to research properties, it takes time to make offers, it takes time to get them under contract. You, as a wholesaler on the other hand, are an extension of your Investor. YOU can do the legwork to research properties, make offers and get the contracts accepted! TIME IS MONEY for Investors. You are the “boots on the ground” out finding the deals that they don’t have the time and/or resources to find.

2. “They know everything, I don’t know anything!”

Talking to and working with seasoned Investors, when you are a “newbie”, can be a little scary and/or intimidating. Even though it “feels” like Investors know everything – they don’t. Do they know more than you? Yes, of course. That is a great thing! You can and will learn so much from your Investor friends. You don’t need to be as knowledgeable as they are to wholesale properties. It really doesn’t matter if you’ve been doing this for 10 minutes or 10 years when you have a property under contract where your Investor can possible make $25k or $30k. Now, all the Investor wants is that contract! You don’t need to know everything. That’s why you have a “Power Team” (real estate agent, title co or re attorney etc).

You need to know:
1. Your Investors criteria (their “needs”).
2. How to find the deals and get them under contract.

Keep it simple.

WHAT YOU HAVE TO OFFER INVESTORS IS VERY VALUABLE!

Take care of your Investors and they’ll take care of you. THEY NEED YOU! Smiling
