OK DG Family,

I am utilizing every piece of information that this website has to offer including writing this journal. I don't like to write much, so I will try and keep this updated as much as possible.

Well I decided to go ahead and purchase the RBBP even though I did not have the money and could not afford it. But I decided to step out on faith and do it anyway against my wife's wishes.

I am currently on week 3 of the training and getting ready to submit offers. I started out week one and did my goals and talked to realtors. I've done more talking on the phone then I have ever done..LOL. Anyway, I spoke with some really good realtors and I decided to go with one realtor by the name of Jill. Me and Jill had a great conversation and she let me know she works with investors all the time and that she does not have a problem submitting any deal I want her to. And that she is a bulldogg when it comes to getting an answer on an offer, and seeing the paperwork through to completion. One thing that really caught my attention is that she says she will answer her phone all the way up until 11pm.

So now that I have my realtor I have started posting some Cl ads to find buyers. Even though posting CL ads to find buyers is cool, I don't think it will be quick enough to get the kind of results I am looking for. So I might just decide to start calling For Rent signs and talking to people (as daunting as that may be). I did get a list of cash buyers from my realtor, and I am getting ready to do a direct mail postcard campaign using the design recommended by Carol Stinson. I am also going to hang some bandit signs to attract buyers and sellers, as well as do some expired listings.

I've also been reviewing the listings that my realtor sent me (SF 3BR and above, nothing built after 1950, as-is, vacant, and one price reduction) even though I've been slacking on this part. I think I will get on that part starting tomorrow Aug. 16, 2011. However, the part that is con fusing me when it comes to submitting offers is how to run the numbers. I followed the course and did everything it says but when I come back with a number that I should offer for the property my offer price is 20K more than what it is listed for (very weird).

I posted it in the forum to see if I could get some help and one guy said I have a smoking deal. But I don't know if that is nescessarily true because I would never offer more than what the property is listed for. I guess I have to research that some more because I am lost.
