Ok folks, so my cousin (my partner) and I have been at this REI business for some time now and we have been doing a lot of things to find leads for sellers and buyers, including CL ads, bandit signs, cruising for cash, yellow letters, networking here other sites and at REIC meetings, and we also have a extremely investor-friendly realtor that is very experienced working with big money investors. We also set up 2 separate Google Voice accounts one for byers and one for sellers, just as a temporary set up until we are able to afford the voicemail system. (We could definitely use some help on scripts for each one as we plan to use it as a 24 hour messaging center, all calls go straight to voicemail but the voicemail greeting can only be 1 minute long, so that poses a slight delimma So anyhoo, now today....we made our first 2 offers.
The first is a house on the bayou (we're in Louisiana) 4/2, the ARV is about $150k, the HVAC unit needs replacing and there are other cosmetic things, like floors and a couple of busted windows. We offered $80 to start, they originally asked for $90k. The home is for an elderly lady and I've been communicating with her daughter, well now the brothers are saying ask for $100k, however, it was last assessed for $98k with the city tax assessors office. The daughter has listed it for $100k on CL, so she will let us know, however we are planning to follow up in a day or two. Let us know what you think.
The second offer is in a lower income neighborhood its a 3/1.5 owned by 3 sistes, their mother passed away and it was her home. They are currently renting it to the mother's old caregiver for $450/month but are tired of the hassle and repairs, it last was assessed at $47k, we offered $23k and have a buyer lined up for $30k. There's only cosmetic things that could be done like painting but no major repairs.
We'll see what's gonna happen with these two, but I thought now better time than now to start my journal. Even if these don't work out we are steadily getting new leads so we are sure our first deal is only a call away! Any advice or suggestions are always welcomed.
