I didn't study today. We heard last night that holding a deed for a year was more then the seller wanted to do. The price was fine. At least he answered us. I hate when the seller doesn't give any input back. The owner of the probate house wanted us to just buy the dang thing, so he could be rid of it. I wrote a letter to the owner explaining why we couldn't just outright pay for it and why we wanted up to a year to upgrade and find a buyer. I am a good letter writer, so we will see. I assured him that in a perfect world it would be complete in 6 months and if the deal is not complete he will get his house back fully restored so it would be easier to sell for more money. I also told him we already have some buyers. We do but they are not qualified yet. Let me see, we also are joining Rotary. We went to their luncheon today. Rotary has good contacts that we will invite as investors to join us in property deals. One of the contacts mentioned that their house is selling and they will have $60,000. to invest.. I told them I would be glad to help them with that! Smiling We also have another person interested in investing with us if we do good on this first deal. So keep your fingers crossed. And the agents assistant who we met last Saturday called with some property info. But she doesn't get it. Its in Lancaster, only $70,000. But the four other houses on the property were taken away from the owner because they were not permitted. I Yiy Yiy! I explained what would occur if we bought it and it wasn't most likely an option. We don't want to tear down and start from scratch even if we do know how.
