I was asked recently about ghost ads that I use and figured I also share this amazing ghost ad thanks to Carol Stinson's post a while back. It's somewhere around here on the site, not sure where.
I have to give her all the credit, I've just been using it every week in my market and seem to get hits on it.
So here it is:

That's it!!! A huge tip that I was so happy to learn before I started to post my ghost ads. This may sound crazy, but make sure you follow this golden rule.
NEVER and I MEAN NEVER pick up the phone on the day you place your ghost ad. Call them back the following day. Why you may ask? It doesn't look right if you post this ad and a few hours later you get a call and have no properties to give to your potential buyer. That's how you get busted. So make sure you CALL THEM BACK THE FOLLOWING DAY.
