Very long story cut short, my husband and I attended a free seminar, signed up for a 3 day class, signed up for the Boots On The Ground training, worked with Jeff Jensen and Charlie Fuller, learned ALOT in those 3 days, thank you Jeff and Charlie. Came out of class on December 10, 2011 with the desire to buy and hold rental properties and on December 12, 2011 put in our first 4 offers. Our first several offers were truly ridiculously low offers, we did not have a realistic grasp on our target market so lesson learned we adjusted, moved forward correcting our offers for the area we are investing in. We have averaged 4 offers a week, to date none accepted. We have started a spreadsheet to document basic property data as well as list price, offer amount, counter offers and multiple offer listings, hoping to quickly correlate patterns in price, zip codes, property types as well as days on market. Having tried all recommendations from our realtor and not closing on a property to date, we must be proactive and document for ourselves to determine if it's timing, realtor, or offer amount. Since starting with our first seminar we have joined the mentorship program and love our mentor. He has given us great advice, most we have followed, sorry Shah! We have met Laura Johnson and toured her properties and are seriously thinking of beginning with one of her turn-key properties. Joined our local REI group and are looking forward to a very profitable year.
