Many people fail to realize the importance and value of having a buyers list. Often they jump to looking at properties and finding the deals without really thinking through the process and what their exit strategy will be once they have the deal under contract. I was talking to a client not to long ago who said to me “Eric, I finally understand the importance of a Buyer’s List”! This client had 11 buyers/investors on his buyers list. He did his research, ran the numbers and after making multiple offers, he got his first contract signed and accepted! After his hard work of researching, making multiple offers and getting a really great deal under contract, his buyer (that he had in mind for this property) said no. His excitement was crushed and started to panic, he was so disappointed but didn’t let it get him down (for too long) because he had MORE buyers to fall back on from his Buyers List! He called his second buyer, the following day, and had a contract signed that afternoon! He called me and said “Eric, I finally understand the importance of a Buyer’s List”! Being prepared with a buyer’s list before making offers paid off for him. He got the deal done and made $7k! Having a buyer’s list opens doors and opportunities to get more deals done and make more money!
