I want to talk about how to break down your goals into a daily plan of action. Imagine where you want to be in 6 months from now. Lets say you want to do 3 assignment deals in the next six months. Now we have to start breaking it down. In order for that to happen the first thing we need is a buyers list. A good solid buyers list is about 8-10 buyers. That will be our first goal. There are a lot of threads in this forum that talk about how to get buyers, so set a goal to talk to 10 people a day until you get your list of buyers. You can do searches for buyers that are already advertising and do your own marketing for buyers. Do whatever you need to to get 10 people to talk to everyday.

Now the next goal we need to set is finding properties to get in front of our investors. On average you will make 25-40 offers to get one accepted. We need to multiply that by 3 to meet our goals. We will need to look at a lot of properties in order to reach that goal so we need ways to find properties. One of the best resources is a good agent. We will call at least 5 agents a day until we have 1 or 2 agents on board sending properties to you.

Next we need properties that we can look at and make offers on. We have an agent sending properties, but we also need to put our own efforts into finding properties. You can start calling on FSBO's, for rent ads, placing ads, and putting up bandit signs. We will be finding the best properties to make offers on, and start putting offer out. To reach our goal we will need to pet putting out 25 offers per month, so that will equal 1 offer per day.

Now we have broken it down into daily activities we need to do to accomplish our goals. Go out and do it!!!!
