Wet Basements

I have had a lot of students ask about wet basements and why this happens in some areas and not others, despite tremendous similarities. Some of the factors that affect basement and crawlspace moisture problems include soil type, depth of foundation, and height of water table.
Sandy soils are free draining and allow water to fall through them quickly. Clay soils tend to hold water up. Clay soils are much more likely to create wet basements because surface water accumulates around the house.
