calculating an offer price

Here is a great way to figure an offer price when doing an assignment of contract.
First you have get the market value of the property from comps. on the property. Next take into account what your investor is looking for. For example if the investor is looking for a 30% discount that is the first deduction. Then you have to figure in the rehab cost, that is another deduction. Don't forget to pay yourself also. When you take that amount off that gives you a max offer price. Last you need to build in room to negotiate. Here is a quick example of how it would work.

=55,000 max offer price
-10,000 negotiation room
=45,000 starting offer price
