Exercise rooms, tank less water heaters and customized master closets may be appealing, but if upgrade dollars are limited, real-estate agents, interior designers and homebuilders say stick with the room in which people spend the most time: the kitchen.
"The focal point of the home is the kitchen!!!
"It gets the most use and the most attention, so pay attention to (the room's) design and function and where the appliances are and things like the size and use of the island," she says.
Countertops, cabinets and appliances are the trifecta of kitchen upgrades, say many real estate experts.
"Kitchens and bathrooms are your bread and butter," experts say, especially when you consider your home's inevitable resale value.
And don't scrimp on the kitchen upgrades, experts suggest.
For instance, upgrade from the standard oak kitchen cabinet to a spiced maple, Watson says.
And if the builder is offering tile granite countertops, consider upgrading to slab granite. Keeping with standard laminate countertops is a better option than upgrading to granite-tile countertops, if that's what your budget can afford, many experts say.
But the real measure of the value of an upgrade is personal lifestyle, experts say. At the end of the day, you have to love it, and it must be suited for your particular area and the experts agree.
