I always recommend that you get a referral from your Realtor for the company that will be doing the closing, whether it's an escrow company, title company or an attorney. The purpose is to tell them what you are doing, assigning contracts, and ask them what paperwork they will need to do the closing. By doing this you alert them to what you hope to do and they will guide you which method is best for you to use in your state. This way you will have you ducks all lined up and will know before you need their help what to expect.
