Reason for COMPS & Having Real Estate Agent for Comps !!!!
Hey Everyone, just alittle information about why you do certain (THINGS) to get Comps.
COMPS- Comparative Market Analysis
This determines the home's value This is criteria from recently sold properties in a neighborhood.such as (Sale Price , Age of Home, Size of Home , (sq ft) etc.
Now the reason to have a Real Estate Agent is that COMPS you got yourself via ZILLOW ETC, do not tell the trends and direction of the Real Estate Market.
Call an Agent that has signs in the area , or that works that area and ask them what is going on in that area .
99% of the time that agent will tell you what the comps are in that area.
